Home renovation can be costly, but you’ll get out more than you spent on the work if you play your cards right. You can probably put in sinks on your own, change lighting fixtures or water spigots, wallpaper a room, paint over a room, or even add a few layers of tongue-and-groove wood to cover up cheap paneling and increase the R-value of a room while simultaneously giving it a more aesthetic field. Bathrooms Kitchens And Floors Are A Smart Upgrade

Upgrading the bathroom in a home is a wise move. Replacing toilets, sinks, and tubs with new appliances is pretty straightforward and can revitalize a space. You can add a backsplash behind the sink or a vanity mirror. Built-in shelves are a neat addition. There’s a lot of potentials to explore.

In the kitchen, you can add or subtract a food preparation “island” that doubles as storage. One of the most straightforward, noticeable, stylish, and value-adding options is renovating your kitchen cabinets. Something else you could do is add a marble countertop, or upgrade washers and dryers for new appliances.

Put in a new stove, add in a microwave oven, design a “pan chandelier” to hang pots and pans as a means of freeing up storage. Change the flooring from LVP to tile, or from tile to LVP. But if there’s carpet in the kitchen, you should switch that up. Floors can be very cost-effectively upgraded by those who aren’t necessarily of that “handyman” class.

A basement that’s not connected to the top of a property which is simultaneously made into rental space, complete with washers, dryers, showers, and restroom hookups, can make your property a lot more valuable. This can be a bit of an expensive renovation, but do it right and you’ll be able to get the money back through renting the space out even before selling it.

Similar to the basement, look at your attic. Is the structure of the attic solid enough to make it usable? Well then, clean it up, assure it’s insulated and has proper electricity, put down some flooring and rugs, and make either an additional guest room, or an observatory, or a reading room, or something interesting out of it. It may even be a little sunroom if you’ve got an attic window.

Also, look at the rest of the house. Once you’ve examined the basement and the attic, look at the rest of the home’s structure. Could you add a wall and make another usable room? Could you subtract a wall and widen a room out? Explore your options. Having a contractor give you an inspection can be a good way to direct yourself here.

The Value Of Landscaping Is Hard To Overestimate

If you can’t have grass, put some wood chips or stylish gravel down. If that won’t work, find some way of maybe making your yard an entertainment space—perhaps you pave it, put in some benches, and add a few planters with one or two trees or succulents in them. Landscaping is a very important part of any property.

The better your property is landscaped, the more alluring its curb appeal will be. Landscaping can easily add $10k+ to your property, and the cost involved in that value addition will be a lot less than you may expect—especially if you go the DIY route. So care for that lawn if you’ve got a new house and want to add value.

If the property your moving has rough foliage or other landscaping, it may be a good idea to figure out a way to aesthetically sculpt the premises so everything looks well-kept. Some value is better than none; if you go DIY, you may be surprised at how much you can get done in a few days or weeks with relatively humble resources.

Cost-Effectively Renovating Your Property

There are quite a few things you can do to get more value out of even a humble property. Finding and completing DIY jobs, consulting contractors when you can’t, finishing basements and attics, maintaining floors, and assuring proper landscaping are some good steps. Also, a painting where appropriate, renovating your bathroom and renovating your kitchen has a lot of potential.

Get advice from friends and family who are knowledgeable in this area, and do a little research online. You can find plenty of information for a DIY approach, and get a good idea of what costs surrounding contractors are to determine if this will be a more profitable option for you. Take your time and study the job, you’ll be able to get a lot done with a small budget.
