  • Personal items such as family photos and religious items can come off as offensive to some buyers.
  • Have a commercial cleaning company do a deep cleaning of your home. Ensure they pay attention to the flooring, bathroom and toilet, baseboards, cabinets, etc

Choose a Selling Strategy

When listing your home in the local market, there are two sales options you can choose from. You can either decide to sell it through a real estate agent, or you can choose to sell it by owner (FSBO). 

  • Sell FSBO

Usually, when selling a home, the seller is expected to pay a certain percentage as a commission to both his agent and the buyer’s agent. The benefit of selling your home yourself is that you get to save the 3% commission fee you would have paid to your agent. However, you would still be expected to pay the 3% fee to your buyer’s agent. Some things come with FSBO; you should be ready to do the negotiations and paperwork and also hire an attorney to make sure the paperwork is done properly. It can be a little difficult to sell your house yourself if you do not know how the process is done.

  • Hire An Agent

Most people readily choose this option. That is because real estate agents have experience selling houses, and they know the best way to sell a house quickly in any area. They handle the negotiations, paperwork, and everything involved in the process–they handle the stress so that you won’t have to.

Price to Sell

The major challenge people encounter when selling their house is selling it within their intended timeframe. This doesn’t come as a surprise in the local market, where other houses are looking for buyers. One way to increase your chances of selling your home quickly is to have a competitive price. Overpricing your home would only increase the time it will spend on the market, and you may be forced to sell it at a much lower price.

Another tactic to sell your house quickly is to lower your price slightly below other comparable houses within your area. This will likely cause a bidding war between you, buyers, and sellers. However, the state of the real estate market in your area can affect how effective this method would be.

Also, consider the price points buyers look for within your area when pricing to sell. Let’s say you list your house for $250,000; it would show in the search result for homes under $300,000.  But if you list it for $400 000, it wouldn’t show in the same search results.

Handle Any Easy Repairs

Don’t ignore minor faults in your home, as they may discourage potential buyers. Fix loose tiles, tighten leaky faucets, fix faulty doors and leaking roofs, change old cabinets, repolish faded wood floorings, apply new paint, etc. A minor upgrade to your home is not so much an investment to make.

Improve Curb Appeal

Your home’s exterior often creates the first impression with buyers. Here are ways you can improve your curb appeal.

  • Apply a fresh coat of paint to your house.
  • Trim the hedges and overgrown branches.
  • Clean the windows and doors
  • Mow and keep dirt off the lawn
  • Fix broken lights and mailboxes
  • Clean the pool and clear the gutters.

Take a Professional Photograph

You may be surprised to know how a good photograph affects a buyer’s decision. Before a buyer makes a purchase, they are first fascinated with how a house looks. Taking a professional photograph would help enhance all the features of your home and create a lasting memory in the mind of the buyers. On the other hand, poor listing photography would make your house unattractive to buyers.

Once you’ve done all this, the final step is to write a good listing description for your home before posting your listing. Your listing description should highlight your home’s best features, carry relevant keywords, and include other things that can make your neighborhood desirable to buyers, such as proximity to schools, restaurants, and even parks. Also, make sure to include urgency so that potential buyers know they may miss out on a good deal if they dont act fast.
